Rent or buy: which one fits you?

A practical comparison of renting versus buying an 8x24 mobile office: cost, timelines, maintenance and which option makes sense for each type of project.

It is the first question almost every client asks: should I rent the mobile office or buy it. The short answer is that it depends on how long you will need it. The longer answer involves cash flow, accounting and how repetitive your type of project is.

The eighteen month rule

At Central Mexico pricing, the break even point on an 8x24 unit lands around a year and a half. Rental starts from 7,500 MXN per month and a new unit from 110,000 MXN. Run the simple math and by month 15 of renting you have already paid a meaningful share of the unit’s value.

That does not mean buying is automatically better from month 19 onward. It means that past that point the conversation stops being about price and starts being about what you do with the unit once the project ends.

When renting makes sense

Projects with a fixed end date. If the job runs eight months, renting keeps you from owning an asset you then have to store, maintain and eventually resell.

When cash flow matters more than assets. Rent is a deductible period expense and does not touch your credit line. For a contractor who would rather put capital into productive machinery, that weighs heavily.

When you do not know how long it will run. Projects stretch. We offer monthly rental with the option to extend as the job progresses, so you are not locked into a term you cannot estimate yet.

When you do not want to handle maintenance. Our rental pricing carries no extra charges for maintenance arising from everyday use. If the mini split fails, that is our problem.

When buying makes sense

Long or back to back projects. If your company always has a job open, the unit moves from site to site and the cost spreads across all of them.

When you want it customized. A unit you own can be modified without asking permission: special installations, a different layout, your company colors.

When you want the asset. A mobile office depreciates but holds resale value. A well maintained unit is still sellable several years later.

When you want a factory warranty. New units are built to order and come with direct manufacturer backing.

Quick decision table

Situation Recommendation
Project under 12 months Rent
Project 12 to 24 months Depends on cash flow and whether another job follows
Project over 24 months Buy
You need to modify it Buy
You do not want to manage the asset Rent
Limited capital budget Rent

The middle option most people overlook

There is a third path that solves several cases: the pre owned unit. It is an office that has already been in service, inspected and in good working condition, at a lower price than new. It works when you want the asset but the budget will not stretch to a factory unit, and it fits especially well for site storage or break areas where a flawless finish is not the priority.

What almost always gets left out of the comparison

When you run the numbers, include these three items that usually fall outside the math:

  1. Freight. Moving a unit costs money whether you rent or buy. Ask about it at the quote stage.
  2. Idle time. If you buy and the project slips, the unit sits there generating opportunity cost. If you rent, you simply extend or close it out.
  3. Relocation within the same site. It happens often and is not always accounted for. We handle it for a service charge, and it is worth having someone experienced do it.

How we work through it with clients

When someone calls without a clear answer, we ask three things: how long the project runs, whether another one is lined up, and whether they need to modify the unit. With those three answers the decision usually resolves itself in under five minutes.

If you want to run that exercise, message us on WhatsApp with your estimated project duration and we will send both quotes, rental and purchase, so you can compare against real numbers for your case.
