Mobile office with a toilet: quick guide

What to check before renting a mobile office with an integrated toilet: sanitary type, tank capacity, discharge, installation and the costs that rarely make it into the quote.

Renting a mobile office with a toilet looks like a minor detail until the first pump out invoice arrives, or until you find out the unit cannot go where you wanted it because there is nowhere to discharge. These questions are worth settling before you sign, not after.

First: do you actually need the toilet built in?

On sites that already have portable sanitary units contracted, integrating a toilet into the office often does not pay off. It makes sense when:

If none of those apply, a standard unit plus independent sanitary facilities is usually the better call.

The five questions to ask

1. What type of sanitary system does it carry?

There are three common configurations and they change everything downstream:

Self contained chemical. Sealed holding tank with chemical product. Needs no connection to anything. Requires periodic pump out service.

Fresh water tank plus black water tank. Works like a recreational vehicle. Better user experience but it means filling one tank and emptying another.

Connected to municipal drainage or a septic tank. The best option when the site already has the connection available, because it eliminates pump out service. It ties the unit’s position to the connection point.

2. What is the capacity and how often does it get emptied?

Ask for capacity in litres and the estimated emptying frequency for the number of people who will use it. A unit with a small tank on a site with twenty people saturates within days, and every service call is a cost and an interruption.

Ask for that estimated frequency to be stated in writing on the quote.

3. Who pays for the pump out service?

This is the point that generates the most disputes at the end of a contract. Clarify from the start whether emptying is included in the monthly rental, charged per event, or the client’s responsibility to arrange separately.

4. Where does the water come from?

A sink with no supply is a decorative sink. Confirm whether the unit carries a fresh water tank, whether it needs a site connection, and who makes that connection.

5. What happens to the electrical load?

If the module carries a water pump or a heater, the electrical load goes up. Confirm the site supply can handle the climate equipment and the sanitary system running at the same time. This problem always shows up at the worst moment, in the heat, with the site manager in a meeting.

What changes inside

Integrating a bathroom consumes usable floor area. In a 2.40 x 7.20 metre unit, a typical sanitary module takes between 1.20 and 1.50 linear metres out of the work area.

That means an 8x24 with a bathroom no longer comfortably seats five or six people. If you need to keep the full headcount and the sanitary facility, the conversation moves toward a longer unit such as the 8x32, or toward two separate modules.

Checks on delivery

Before signing off on the handover, verify on site:

  1. That the toilet discharges properly with real water, not just that it looks clean.
  2. That there is no odour. A badly installed seal shows up on day one, not a month later.
  3. That the sanitary module door closes and has ventilation.
  4. That the floor around it is sealed. That is where moisture appears first.
  5. That it is clear where the discharge valve is and how it operates.

Costs that usually fall outside the quote

When you compare suppliers, ask for these items to be itemised or explicitly included:

Where we stand

The units in our standard catalog ship without an integrated bathroom. When a client needs one we build it to order, choosing the sanitary type based on what services the site already has, and adjusting the interior layout so the work area stays functional.

If you are weighing this option, message us on WhatsApp with two details: how many people will use it, and whether the site already has water and drainage connections. With that we can tell you which configuration fits and what it really costs, service included.

In the meantime you can review the standard 8x24 specification to see the space we start from.
